Strategic initiative aligns with Dubai’s Real Estate Sector Strategy 2033 and the Dubai Economic Agenda D33.
At a time when property transactions in Dubai have jumped by 32% year over year, with the sales value up by 23%, Medallion Associates has announced its Institutional Investor Desk into the real estate market of this rapidly growing emirate.
In the backdrop of a global increase in real estate demand, the Institutional Investor Desk has launched within Dubai’s broader post-pandemic rebound. Besides these, regulatory reforms undertaken by the Dubai government and the Dubai Land Department (DLD) have also been strong enablers to this growth in the market. The initiative by Medallion is one that would go in tandem with the government’s Real Estate Sector Strategy 2033, especially as it hopes to bring real estate transactions to AED 1 trillion while doubling the contribution of the sector in economic diversification.
The Institutional Investor Desk is anticipated to become a prime feature in Dubai’s Economic Agenda D33 – a comprehensive plan launched by His Highness Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai. The agenda emphasises strengthening Dubai’s economy and its global competitiveness; therefore, Medallion’s new desk will raise institutional capital inflow into the city’s real estate.
The Medallion Institutional Investor Desk is to collaborate closely with investment consultants, advisors, and placement agents for easier access to institutional capital. Ultimately, it will enhance the credibility of the product as well as the number of investments brought into Dubai’s growing real estate market.
Masood Al Awar, CEO of Medallion Associates, also commented on the institutional investment to the emirate, “The real estate industry in Dubai has sometimes taken a fairly underwhelming role in attracting investment. While global institutional investors are managing USD 120 trillion assets, so far only USD 52 billion have been allocated to Dubai. We look forward to turning these tables and ensuring that most of the investment goes into our fancy market.”
Tailored Investment Solutions
In addition to attracting institutional capital, the Institutional Investor Desk shall offer bespoke investment mandates and SMAs. These solutions shall be tailored to the risk/return profile and liquidity needs of the investors. This customised approach will enable investors to confidently engage with Dubai’s dynamic real estate market while optimising returns and minimising risks.
Dubai’s Competitive Edge
Dubai is invariably among the leaders in global real estate markets, with rental yields going as high as 9%. The state also boasts a tax-friendly environment; there are neither property nor capital gains taxes. Still, despite the advantages, Medallion’s study finds that the city has thus far absorbed only a small share of its institutional investment potential. The Institutional Investor Desk promises to turn this situation around by facilitating increased capital flow to the market.
There is little to find in the post-COVID investment landscape that can even match Dubai, noted Al Awar. “Our mission at Medallion is to convert these advantages into real, sustainable institutional investment flows that will benefit the economy of Dubai now and in the future.”
The Institutional Investor Desk focuses at Medallion Associates on helping establish Dubai’s real estate sector as a front runner through attracting institutional investors, forging strategic partnerships, and offering customised investment solutions for the unique needs of the market.
